Kamala Beach is calmer and cleaner than Patong, 15 minutes from Surin, and 20 minutes from Bang Tao's amenity infrastructure — close enough for convenience, far enough for the seclusion that drives buyers here.
Price and Supply
Entry ($1.5M–$3M): 3–4BR clifftop or hillside villa with sea views. Older construction, smaller plots, full character. The entry point to genuine Millionaire's Mile positioning.
Mid ($3M–$8M): 4–6BR contemporary villa with large infinity pool, professional landscaping, full Andaman Sea views. The core market. These are the properties that photograph as $15M villas in comparable markets.

Peak season weekly rates: $8,000–$25,000. Annual gross yield: 4–7% on purchase price — lower than Bang Tao percentage-wise, but higher absolute weekly income. Occupancy is lower than Bang Tao tourist-market properties; the clientele is HNW and selects for premium privacy.
Honest Risks
Clifftop access requires driving — not walkable to beach, restaurants, or amenities. Some roads require caution during heavy rain. Due diligence on building permits is critical in hillside areas where historical unauthorized construction has occurred. Verify the building permit, not just the land title.
