The Advisory is the layer for buyers who want to move from reading to deciding — private, direct, without the conflicts of interest that come from developer-aligned brokerage relationships. Peter does not represent developers or receive placement fees from them. Every introduction is made to a vetted partner based on fit with your situation — not based on commission structure.
Three Levels of Engagement
Level 1 — Private Inquiry (No Cost)
Submit your situation. Peter reviews it personally and responds within 48 hours with a candid assessment of whether — and where — Phuket makes sense for your specific profile. No obligation. No sales process. If Phuket isn't right for you, you'll hear that directly.
Level 2 — Market Briefing ($2,500)
A 90-minute structured briefing covering your specific market segment, ownership structure analysis, LTR Visa eligibility assessment, US tax position overview, and a curated shortlist of properties worth evaluating. Delivered as a written document plus a video call. For buyers seriously considering a purchase within 12 months who want an analytical framework before engaging on the ground.
Level 3 — Retained Advisory ($10,000)
Full-service advisory for buyers making a decision in the next 3–6 months. Includes the Market Briefing, ongoing support through due diligence and purchase, introduction to Peter's vetted Phuket partner network, and document review before any signing. Available to a limited number of engagements per year.
The Partner Network
Every introduction is to a partner vetted for competence, English proficiency, experience with American buyers, and alignment with this platform's standards.
- Thai property lawyer: Independent, experienced with foreign buyer structures, familiar with FET form documentation and Land Department procedures
- Licensed local agent: Phuket-based, long-standing market relationships, access to inventory across all four areas covered by this platform
- Property management company: Full-service management with transparent reporting, verifiable occupancy data, and experience with absent American owners
- Thai tax advisor: Qualified on the 2024 remittance rule change and US-Thailand tax treaty interaction
Peter does not receive referral fees from any partner in this network. The vetting and introduction are part of the Advisory service.
